The firm’s real estate department is headed by Mary Ann Kenny Pidgeon. Mrs. Pidgeon, who is a member and Past President of the Real Estate Section of the Mercer County Bar Association, has handled thousands of residential and commercial real estate closings throughout New Jersey. Mrs. Pidgeon is assisted by her partner John Pidgeon and the firm’s paralegal, Mary Kiernan Lee, who has more than a decade of experience in the field. Kim Conner, also a paralegal, is available at all times to assist clients in addressing the immediate needs of attorney review and inspection issues.
As your attorneys in a real estate transaction, we will represent your interests every step of the way, starting with the contract. Contracts prepared by Realtors must have an attorney review period. It is imperative that you provide the contract to us during the attorney review period so we may make all the necessary changes.
If you are the buyer, the contracts will contain contingencies which must be met before the closing can occur. Typically contracts include contingencies for a mortgage commitment, home inspections (including engineering, radon, termite, well and septic) and marketable title.
It will also be necessary to obtain a title insurance binder and survey for the closing. We order those items on your behalf prior to the closing. We will attend the purchase closing with you and after closing, we will make certain that the deed and mortgage are recorded with the County Clerk. When the recorded deed is returned to us, we send it to you along with the original title insurance policy.
Real estate transactions must move quickly. Time deadlines for the mortgage applications, inspections and closings come quickly. We will track these deadlines and assist you in meeting your obligations and making sure that the other side does also.
